01 / The Walkthrough

Walked through with you, not at you.

On inspection day, Kevin inspects every accessible area of the property — interior, exterior, attic, crawlspace, and roof — in accordance with the Standards of Practice established by the Texas Real Estate Commission (TREC). Clients are welcome to join for as much or as little of the inspection as desired.

The more time spent walking through the inspection, the more is learned about the home — where the main water shut-off is located, how the HVAC system operates, and why certain areas may need attention. It’s a unique opportunity to have a credentialed inspector point things out and explain what they mean. Take advantage of it.

02 / The Conversation

What needs attention now. What can wait.

After the inspection, a walkthrough of the home’s overall condition is provided. Items needing more immediate attention are clearly identified, along with areas to monitor for deferred maintenance.

Clients leave with a clear understanding of the findings — before ever opening the report.

03 / The Report

Delivered within 24 hours.

Within 24 hours of the inspection, a full online report with interactive features is delivered, along with a downloadable PDF. Every finding is clearly documented with photos and written in plain English, with helpful reference material for the items discussed on site.

The report is structured so it can be easily converted into a repair request — no parsing, no decoding, no waiting days for clarification.

04 / Scope of Inspection

True South thoroughly inspects and reports on all major systems of the home.

Structural Systems

Foundation, grading and drainage, roof structure and attic, interior and exterior walls, ceilings and floors, doors and windows, stairways, fireplaces and chimneys, porches and decks.

Roofing

Roof covering, drainage systems, skylights, chimneys and other roof penetrations, and overall roof condition.

Electrical Systems

Service entrance and panels, branch circuits, fixtures and connected devices, smoke and carbon monoxide detectors, and verification of AFCI and GFCI protection where applicable.

Plumbing

Fixtures and exterior faucets, water heater, water pressure and temperature, water supply system, gas distribution piping, and drain, waste, and vent systems.

Heating, Ventilation and Air Conditioning

Heating and cooling equipment, ductwork, vents, and flues — tested under normal operating conditions to verify performance.

Appliances

Dishwasher, garbage disposal, range hood, range or oven, cooktop, microwave, trash compactor, bathroom exhaust fans, automatic garage door opener, and other built-in appliances.
